PROPERTY & RENTAL MANAGEMENT

Package One – Property Management


 

Property Inspection

 

On a monthly basis the property will be visited and given a thorough inspection.  Notes will be made on any unexpected changes to the property’s appearance.  These will be immediately communicated to the owner and necessary repairs undertaken after instruction from the owner.  Property Inspection includes:

 

·        Property Airing

·         A/C Check

·         Building Check

·         Plumbing Check

·         Electrical and Appliance Check

·         External Visual Check

 

Payment of Utility Bills

 

Collection of all monthly utility bills during monthly inspection visit i.e., water, electricity, council tax, t.v./internet packages etc.  These will be paid monthly to avoid disconnection (subject to client retainer fees)

 

Mail Collection and Forwarding

 

Any mail received at the address will be forwarded to an alternative address as specified by the owner at their request

 

Plants/Garden

 

Plants/Garden will be cared for during the monthly inspection visit.  Arrangements can be made for additional care and watering if needed.

 

Storm/Adverse Weather Checks

 

A full check of the property and surrounding area will be checked for flooding and damage after any ‘freak’ or adverse weather conditions.  Owners will be immediately advised if any repairs need to be made.

 

Key Holder

 

Key holder to the property for emergency access or access given to external parties – on instruction from owner only.

 

Communication and Reports

 

A monthly report will be sent to the owner after each inspection visit.  Instruction will be taken from the owner as necessary.

 

Client Account Handling

 

A monthly financial summary will be sent to the owner after each inspection visit and after all monthly bills have been paid.

 

 

Package Two Property & Rental Management

 

Package Two includes all above services listed in Package One as well as:

 

Short & Long-Term Rentals

 

Pre–Tenancy

·         Property Check

·         Deposit handling and rental receipts

·         Meet & Greet Arrivals & Departures

·         Property Orientation

·         Full Inventory

·         Key Handover

 

Post–Tenancy

·         Property Check

·         Full Inventory

·         Deposit Handling and Re-imbursing

·         Damage Retention

·         Owner payment/account balance

 

The property will be marketed via:

 

·         Property listed on www.northcyprusinternational.com

·         Property listed on www.propertymanagement-northcyprus.com

·         Property listed/linked with associated website addresses (tourism/holiday sites etc.)

·         Property listed in the NCI Magazine (subject to print date)

·         Marketed in both the NCI London & Cyprus offices

·         Additional marketing activity (exhibitions, media advertising etc.) – booked accordingly throughout the year

 

 

Package Three – Rental Management

Package Three – Rental Management only

  • Short & Long-Term Rentals Only
  • Package Three includes the same pre and post tenancy checks as above
  • Package Three clients will benefit from the same marketing plan as above

 

          If you own or are responsible for a private pool, pool maintenance can be arranged.

Fees are based on a 12 months minimum contract , 1 year's membership and must be paid in full at the beginning of each period.

For the payment of utilities a minimum £200 retainer will be paid in full with the relevant package fee. 

Other packages are available and can be quoted for individually.

We cannot be held responsible for any damage to the property caused by tenants, staff or contractors. 

Lettings fees are calculated on a No Let, No Charge basis.
